Does a Green House Sell For More?


One of the questions builders and buyers have been asking is if building green is worth more?




It costs more to build green, highly efficient homes with healthy features along with the typical “smart” home items BUT will it also sell for more?

The answer is YES. BUT, to be worth 6% more, is has to be third party tested according to this study. To be worth 8% more it had to be USBGC LEED certified.


Third Part Testing Is A Definitive Quantifier

What is third party testing?

You may have heard of a “LEED” certified building. That is a third party tested building.

But a building need not LEED to be “third party tested”… it can simply just be built green well then tested. Good insulation practices lead to sealed homes that are much more efficient wether they go to the extent of being LEED or not.


What testing Procedures Are Used To Judge A Home’s “Greenness” ?

The U.S. Green Build Council (USBGC) ongoingly updates Climate Resilience Screening Tools of software that establish and update rating systems. Initially, the tool provided a framework to identify climate sensitives and and "prioritized opportunities to promote resilience through green building." Now it is also grading healthy home attributes and many other facets.


The study above was of Austin. Austin has many more LEED certified and third party tested properties than Illinois in the Residential sphere. There has not been a study on Residential green property versus non green properties of significance that I know of yet in Chicagoland. However, Illinois has a good amount of certified green buildings when you include commercial. A interesting graph below shows you that. Illinois, when measured by per capita, turns out to have ranked hi in the amount of LEED projects in the state.

There is more LEED certified space per capital in Illinois than you might have thought.
